Please read the following terms and conditions carefully before making your reservation.
We are not a hotel, but rather a private-owned house situated in a peaceful residential area. Our property offers apartments for short-term rental. We do not provide typical hotel services such as room service or a front desk during your stay. We do, however, strive to ensure a comfortable and enjoyable experience for all our guests.
Reservations are confirmed once payment is received in full. The deadline by which payment must be received is shown on your booking confirmation. We accept payment by credit card, bank transfer, or as otherwise indicated on the booking page. Reservations not paid by the deadline are automatically cancelled.
Once your payment is verified you will receive detailed check-in instructions, including the access code and the property address. Check-in and check-out times are shown in your booking confirmation. Please respect these times so we can prepare the apartment for the next guest.
The number of guests staying in the apartment may not exceed the number specified in your booking. Hosting additional guests, even briefly, requires our written consent in advance. Exceeding the agreed occupancy may result in immediate eviction without refund.
The following rules apply throughout your stay. Detailed arrival instructions are also provided in your guest app.
Repeated or serious breaches of these rules may result in eviction without refund.
Guests are responsible for any damage caused to the property, its furnishings, or its appliances during their stay, beyond reasonable wear and tear. We will notify you in writing of any damage and the corresponding repair or replacement cost. We recommend that all guests hold a valid travel or liability insurance policy.
A replacement fee applies to any lost key or unreturned access device. If you lock yourself out outside our normal hours, please contact us using the number provided in your check-in instructions; we will assist as quickly as possible.
Cancellations and refunds are governed by our separate Cancellation Policy, which forms an integral part of these terms and is available on the booking page.
Personal information collected as part of your reservation is processed in accordance with our separate Privacy Policy, which describes what data we collect, with whom we share it, and your rights under Swiss data protection law.
Bookings for accommodation on specific dates are exempt from the consumer right of revocation under Article 40a ff. of the Swiss Code of Obligations. Once a booking is confirmed, the Cancellation Policy applies in lieu of any statutory revocation right.
These terms are governed by Swiss law, excluding the United Nations Convention on Contracts for the International Sale of Goods (CISG). The exclusive place of jurisdiction is at our place of business in Switzerland.

We may update this Privacy Policy from time to time. The current version is always accessible from our booking page. Material changes will be notified to guests with an active reservation by email.
This Cancellation Policy explains how cancellations and refunds are handled. By making a reservation, you agree to these terms.
If you cancel your reservation at least 7 calendar days before your scheduled check-in date, we will refund the total reservation amount minus a 5% transaction fee. The fee covers the non-refundable charges that our payment provider deducts from each transaction.
No refund will be issued in any of the following cases:
To cancel a reservation, please use the cancellation link in your booking confirmation email or contact us directly at the email address shown there. Cancellations are effective when we receive your written request.
Approved refunds are issued through the same payment method used for the original booking. Please allow 5 to 10 business days for the funds to appear in your account, depending on your bank or card issuer.
If your stay is prevented by exceptional circumstances beyond your or our control — such as government-imposed travel restrictions, natural disasters, or property damage that renders the apartment unusable — we will work with you in good faith to reschedule or refund your booking. Such cases are reviewed individually.
